What the calculator measures
The estimate is intentionally simple: three assumptions and one transparent result.
Booked nights, not availability
Enter the nights you reasonably expect renters to book in a year. A longer open calendar can help, but availability is not a forecast of demand.
Owner payout after commission
Rental income and selected extras are added together, then Roofwander's 15% owner commission is deducted. Taxes and owner operating costs are not deducted.
A straight-line payback estimate
The chart starts at the tent's purchase price and applies the same estimated annual payout each year. The first year the balance reaches zero is the payback year.

Before you list
- What if I want to use the tent myself?
- You control the availability calendar, so the tent is only bookable on dates you open. Enter the booked nights you reasonably expect within that availability.
- Is the commission already included?
- Yes. The annual payout and payback estimate subtract Roofwander's 15% owner commission. Taxes and owner costs are outside the calculation. Payouts are handled by Stripe.
- Do longer bookings earn less per night?
- Yes. Roofwander applies progressive discounts after four days, from 20% off on days 5–7 up to 50% off from day 24. This calculator assumes short bookings of around three nights, which stay in the full-price tier.
- What happens if the tent gets damaged?
- The renter's security deposit remains on hold until two days after the rental ends. Report any damage before it is released so eligible charges can be deducted from the deposit.
